If you live in Condado, you have probably already noticed. What may be less obvious is that Azul is not an isolated arrival. It is the clearest signal yet that Ashford is trading its tourist-era anchors for chef-led, design-forward rooms aimed at the people who actually live within walking distance.

The Hard Rock corner, reopened
Azul occupies the former Hard Rock Cafe space directly across from the San Juan Marriott Resort and Stellaris Casino. The details that matter to a neighbor: the space is divided into four distinct rooms, including a walk-through bar, an open-air second floor above Ashford, and a DJ and performance stage. A founding VIP membership sits at $10,000 per year with $11,000 in food and beverage credit, limited to thirty-two members. That structure tells you the pricing tier without you having to ask.
A rooftop rewritten
Two blocks of context away, the rooftop at O:LV Fifty Five has been fully redone as DANTE, open since March 2026. The room seats 104. The bar is carved from a single block of white Greek onyx. Tables are cut from Italian stone, furniture is sourced from Portugal, and the edge of the dining room opens over Condado Lagoon rather than the Atlantic, which is why it reads differently at sunset than the Ashford-facing rooftops. Executive Chef Jason Neroni runs a tight modern Italian menu grounded in classical technique. Breakfast and lunch are daily. Dinner runs Tuesday through Sunday. Reservations move quickly for edge tables.
DANTE and Azul are not competing for the same table on the same night. What they share is a design brief: fewer greatest-hits menus, more identity per room, and a willingness to spend on stone, lighting, and furniture in ways that Ashford's older concepts did not.

Cocina Abierta at 55 Calle Caribe runs an open kitchen with a seasonal, Latin-global menu at a price point roughly forty to sixty-five dollars per person, which is worth remembering when Azul's ceiling is significantly higher. MUTUO works the Nikkei corner, threading Japanese, Peruvian, and Puerto Rican influences. DRGN covers contemporary Asian. Niche, inside Acacia Boutique Hotel on the Condado and Ocean Park border, runs contemporary Caribbean brunch and dinner Wednesday through Sunday and is consistently ranked among the top rooms in Puerto Rico.
